Seismic Strengthening to (>67% NBS) of this old building proved extremely challenging. Built below the high water mark on reclaimed land, the building had unreinforced brick masonry walls on both sides. Securing these walls to the floors and providing a lateral load resisting steel frame within the building, while providing extra fire escape routes and spaces for the stage, without blocking columns was a juggling act. The historic façade (see photo) also had to be preserved and strengthened.
